Welcome back to my home-selling series! On today’s episode, we’ll be talking about one of the most important parts of the process: hiring the right agent.
During the interview process, you may have found a great agent, but now it’s time to go through the paperwork involved in the hiring process. You want to make sure you understand everything you’re signing, so don’t be afraid to take your time and ask questions.
This is also the time when you want to tell your agent exactly what your needs are. You want to be as specific as possible; the more information you give your agent, the more likely they are to find you what you want. This is likely where your agent will educate you on the market and your place in it, so make sure you pay attention.
Now is also the time to talk to your agent about dual agency. In this situation, your agent represents both your interests and the potential buyer’s. If you take this route, your agent becomes like Switzerland — totally neutral. They can’t advise you or give you exclusive information. This is a big decision, so take some time to think about it.

Also, let your agent know any restrictions you have around home visits. Be honest, but remember that the more restrictions you put in place, the harder it will be to sell your home.
